Willow Brook at Delaware Run

Entrance Fee

A one-time entrance fee is assessed. Here’s how it works…

1. When you select your home, you will pay a refundable deposit of ten percent of the entrance fee and you will complete and sign an Independent Living Reservation with 10% Deposit form. Willow Brook will provide a copy of a Residency Agreement at that time for you to review. Should you change your mind, the full deposit is completely refundable up to the day you move in.
2. Complete these forms and submit them with your ten percent deposit:

•  Financial Information form

•  Personal Data sheet

3. After you are approved for residency and before you actually move in, you will complete and sign a Residency Agreement.

4. You have 90 days from when you sign your Residency Agreement to move into your Willow Brook home. After 90 days, even if you have not moved in, we will ask that you begin paying the monthly service fee and your home will be held for up to 120 additional days. If you have not moved into your home after that 120-day period, Willow Brook will refund your deposit (but not the monthly service fees).

5. Within 30 days prior to your move-in date, we will help you arrange for a health assessment by a Willow Brook staff nurse.

6. The remaining 90 percent balance of your entrance fee is due the day you move into your Willow Brook home.

7. The entrance fee is 75 percent refundable to you or your estate after you permanently move out of your Willow Brook home and it is reoccupied by another resident.

Twin Singles with Basements

Walk-Out Basement Fourteen of the homes have walk-out basements. Basements are available only on the sites designated on the Delaware Run master plan. On these models, a sunroom and a swing garage will not be available. Note that a basement is not available in the Pinebrook or the Forestbrook..

Finish Basement You can arrange to finish all or part of your walk-out basement (ceiling, walls, floors, etc.)

Monthly Service Fee

A service fee of $1,087** is due each month. A second occupant fee is $60*. The fees cover...

• Maintenance of your home inside and out
• Maintenance of kitchen and laundry appliances
• Property taxes
• $65 monthly credit per occupant in the campus restaurant**
• Building insurance
• Local phone service
• Cable TV (70 Time Warner Standard Service - 70 channels
• Lawn/landscape care
• Snow removal
• 24-hour emergency call
• Use of all common areas
• Monthly appointment in the Health and Wellness Clinic
• Priority entrance into any Willow Brook healthcare center
• Group transportation
• Group activities

**The second occupant fee may be waived month to month if you are away for a full calendar month (for example, if you go to Florida for the winter). The second occupant fee will be assessed for partial months you occupy your twin-single home.

*You may dine at The Courtyard Restaurant at our first Village, or, until the restaurant at Delaware Run is open, $60 of the monthly service fee and the second occupant fee will be waived.
